Decon Management & Consulting does offer a range of commercial property and facility management services but our flagship offering is hands on consulting services including

  1. Study and Audit of the existing building systems e.g HVAC, Domestic Water supply, plumbing, Elevating devices, Life Safety systems, Sanitary and storm drainage, Electrical system, Building safety and surveillance system.

  2. Develop and implement a Computer Managed Maintenance System (CMMS)

  3. Develop Site specific Operation and Maintenance manual as a reference document.

  1. Performance audit of your site / Client specific services being offered (this will be entirely discrete service and for internal evaluation only to be submitted to the senior management)

  2. Identify the specific domain your clients have concerns about

  3. Support your property managers by providing back-end services in the following specific areas

  • Address all resident complaints/concerns in a timely and professional manner

  • Monitor and ensure compliance to all regulatory /legislative requirements like OBC, OFC, OHSA, AODA, ESA etc.

  • Monitor and administer all service contracts/ develop Service Level Agreements (SLA)

  • Monitor and administer deferent warranties that come with all capital projects

  • Develop, introduce and implement operation and maintenance process and protocols, Standard Operating Practices (SOP) for:-

  1. Mechanical systems including but not limited to pumps, garage heating system, Make Up Air Units, Sanitary and Storm drainage system, domestic and process water supply), Heating and Air conditioning system.

  2. Life safety system (Fire fighting systems).

  3. Monitor and implement compliance to all equipments monitored by TSSA, like Boilers and Pressure Vessels, all gas burning equipments, vertical Transportation (elevating devices).

  4. Building Envelop- Including roofing system, windows, issues of water ingress, exterior concrete and other façade issues etc.

  5. Audit of the existing safety and surveillance system, develop a new process and procedure to ensure water tight safety should that be needed.

  6. Develop client specific proposal for introduction of Technology Driven Solutions to Building Operating Management.

  7. Assistance with all projects of Capital nature

 

  • Emergency response service

  • Communication with the clients

  • Documentation and Data archiving services.

  • Conversion of all engineering drawing in digital form

  • Develop required working drawings in CAD.

  • Develop site specific Building Information Modelling (BIM) as a cutting edge reference document.
